Join our Commercial Team at L&Q:
L&Q are looking for a proven Project Quantity Surveyor with extensive Quantity Surveying experience to join the Property and Investment Services Commercial team within Estate Services. Our Project Quantity Surveyors have up to 3 direct reports and the role reports to the Managing Quantity Surveyor.
Project Quantity Surveyors are responsible for the financial and contractual management of works delivered by L&Q, ensuring that all quantity surveying activities are carried out to the highest professional standards. The role is focused on securing and maximising L&Q's contractual and commercial entitlement, whilst providing robust cost control, accurate financial reporting, and effective contract administration. In addition, Project Quantity Surveyors are accountable for identifying and delivering cost savings across projects, supporting the achievement of business objectives and value-for-money outcomes.
L&Q Estate Services is responsible for the delivery of high-quality environmental and neighbourhood services across L&Q's communities. This includes grounds maintenance, cleaning, arboriculture, estate inspections, and environmental enhancement works, ensuring estates are safe, well-maintained, and attractive places to live. The team works collaboratively with residents, contractors, and internal stakeholders to deliver value for money and support the creation of thriving communities.

Your impact in the role:
- The post holder will take full ownership of the work stream to ensure all costs and required contracts are in place, providing commercial support to the Estate Services team, assisting with budget preparation, cost forecasting, financial reporting, and service charge management. This will include helping to develop accurate forecasts, monitor expenditure, and ensure service charges are appropriately set, managed, and reported in line with organisational requirements.
- Being confident in supporting operational colleagues and all other relevant colleagues to ensure that all significant project issues; correspondence and all necessary contractual processes have been observed.
- You'll be able to take control of the management of subcontractors and suppliers to always achieve best value to a programme whilst protecting the business contractually and providing accurate financial forecasting.
- You’ll be able to provide input on continuous Commercial Process Improvement and be integral to the delivery of our annual Commercial Strategies.
What you'll bring:
- Identifying and providing mitigation strategies for immediate implementation of for all matters relating to contract and subcontract for review by Managing Quantity Surveyor or Head of Commercial.
- Managing budgetary constraints using forensic cost control techniques and experienced data analysis.
- Strong analytical skills and will be highly numerate with data interrogation skills
- Experience of managing principal and subcontractor arrangements
- Be confident in managing poor performance both internally and externally.
- You will have a good understanding of Cost value reconciliation for a workstream
- Commercial Awareness with good legal/contractual knowledge
- Competent in use of standard methods of measurement and use of NHF SoR’s.
- Degree or HNC level in a related discipline or equivalent substantial experience
- It is desirable for candidates to be professionally qualified member of CIOB/RICS but not essential.
