This role forms part of our Estate Services structure and is a key function of our continuing commitment to providing a responsive customer-based service for our residents. You will be involved in maintaining communal areas within our blocks and on our estates, carrying out communal cleaning, grounds maintenance work, carrying out small maintenance repairs as well as and having due regard to health & safety and security issues.
You must be capable of carrying out a variety of Caretaking tasks – H&S checks, cleaning, rota management, and small repair. Trade skills, Gardening or DIY experience would be an advantage. Although the role is predominately lone working under your own initiative, you should also be able to work effectively as part of a team as some sites have more than one caretaker.
If you are willing to learn, have good decision making skills and can work under pressure, have ambition, enthusiasm, and care about delivering first class service to our residents we would like to hear from you.
You must be a good communicator and able to show IT skills – basic Word & Excel are used frequently, alongside other digital technology. You will need to be willing to learn new skills as the service adapts to the changing needs within the Neighbourhoods. You will often be working alone and therefore need to be able to work on your own initiative and be self motivated to organise your own time effectively. You will need to be proactive in your daily activities and aware of safe working practices. Practical Health and Safety experience is essential.
It is an essential requirement that you have a good standard of literacy, and as stated, it would be very desirable if you have IT skills as you will be required to use a PC/tablet at times, to submit weekly reports, participate in TEAMS meetings, undertake online courses and assessments. It would be an advantage if you hold a full, clean driving licence for a manual transmission vehicle ( our Fleet is all manual) and essential you have access to secure overnight parking if issued a company vehicle. L&Q does not provide residential permits.
The Relief Caretaking Team cover for our caretaker’s annual leave, extended sickness and vacancies and thus can be asked to work across all 4 of the L&Q operational regions London wide. Whilst we are primarily looking for cover in the West areas of London, you will on occasion, be asked to cover in any of the neighbouring areas. As such, you will need excellent organizational skills/time management and enjoy working across a variety of sites.
The 35 Hour week begins when drivers arrive at site and ends when they leave. As with normal employment practice, staff are not paid to travel to work. Specific hours of working will be discussed at the interview.
